THIS IS A SAMPLE APARTMENT – All furnished apartments are of the same size and standard but may differ in terms of lay-out and furnishings.

Located on Inverness Terrace off Bayswater Road just a few yards from Hyde Park this furnished London apartment is a double studio in Bayswater, one of 122 self-contained studio flats in a 6 story building in this central London location with convenient access to Paddington.

This secure building has CCTV, reception, mail delivery, elevator/lift, communal laundry and complimentary wifi in reception. The apartments themselves have broadband internet access (additional cost).

Each studio apartment is fully self contained and tastefully furnished with Italian kitchenette with integrated microwave/oven, two ring ceramic hob, under counter fridge/freezer, sink with mono block mixer tap and glass fronted storage cabinets. There is an en-suite bathroom with power shower, heated towel rail, luxury wall hung hand basins and wall hung WC with concealed flush system, fully tiled walls and floors. Oak wooden floors throughout, gas central heating, 20" LCD TV, built in wardrobe, Italian imported double bed, 2 barstools, roller blinds for all windows.

The nearest underground station to this studio apartment is Queensway or Bayswater. There is a variety of shops and restaurants around Queensway and Bayswater and you can walk to Notting Hill which is less than 1/2 a mile. In the other direction is Marble Arch and Oxford Street where you will find some of the world's renowned department stores (Selfridges, John Lewis, Debenhams).

Please note that due to its popular and lively location, the area can be noisy at times

The apartment that we received was smaller than the picture on the site and way up on the the fifth floor (they must hold the larger, lower floor rooms for people who book directly instead of through NYH). It was clean and the bathroom was in good shape. We didn't cook (other than to microwave oatmeal) but it was very handy to have the fridge/kettle/microwave as breakfast was achieved each day before leaving the flat. That's a real time saver on vacation! There is no 'service' so you have to make do with one set of linens/towels for several days and even hanging them up all day didn't always dry them out. The location was great, easy to get to the tube, Hyde Park and several great pubs around for late dinners. I'd stay here again.

Dear Jeff,
I am sorry to hear that you were not fully satisfied with the room provided and I would like to clarify few points.
I would like to inform you that not all our rooms look the same way and they may vary in sizes a little bit.
Your room was on the 4th European floor (5th US floor).
Regarding towels, as we are self-serviced apartments, they are not being changed every day. We change them only if guest requests that at reception so if you would come to Reception and ask for set of clean towels then I am sure our housekeeping would change your towels.
Overall we are very grateful for your opinion and that you appreciated the cleanliness of the room and the appliances provided. Also it was very nice of you that you appreciated the location of our premises, we believe that our location is very convenient indeed.
We are always trying our best to make guests happy with us and we hope that you will come to stay with us again in the future.

Hotel very dirty without room cleaning service (for free only after seven days). The receptionist was not very helpful. It was really not positive impression.

Overloaded an unexpected commission of 3% for credit card payment.

Thank you for your comments. Your feedback is greatly appreciated. Our committed housekeeping team ensures that the standards of cleanliness of our property remain high at all times and as you could see the property is almost brand new and so is all equipment that we offer our guests.

Although we do not offer daily housekeeping in the room, a midweek cleaning service is available for guests staying for a week or more, and clean fresh towels and bed linen are available daily from reception ( this service is provided free of charge ).

All public areas are also cleaned several times a day. So I am afraid we certainly disagree with your comment considering this
property "very dirty".

Regarding the 3% commission, as stated on our website, we do charge a 3% commission for credit card transactions. Please note however that this commission does not apply to UK debit cards or cash transactions.

Only downside: it was very hot so we had to sleep with open windows and it was very noisy. Maybe it would be good to consider adding air conditioning.

We are disappointed to see that the room was too hot. May was a very warm month in London, so unfortunately that affected the room temperature as well.

Having said that we have a good supply of fans, which we will be happy to offer our guests if requested.

I am also pleased to inform you that we are currently considering adding air conditioning in some of our rooms and public areas, so hopefully extreme heat conditions won't be an issue in the near future.

It is true that this area of London is very popular and can be a bit noisy at times. However, since the building is not located on a main road, I can assure you that noise is not usually a problem.

Very good but could have 2 or 3 basic ingredients and cleaning products.

Just one concern, it said it has Internet access but you could only get connected at the reception desk! It should be made clear on your website.

At the moment we provide washing up liquid and a sponge to clean the dishes. We also offer a small brush to clean the room.

All studios are now equipped with washing up liquid. Regarding internet access, complimentary wifi is available in our lobby area, while broadband internet access is also available in all our rooms ( chargeable ).

Overall I think it was more culture shock than dissatisfaction with the apartment, we wanted to do NATIVE London and it's native. If anyone is used to luxury, this isn't it. It's small, spartan, and perfect for a place to crash.

Like all London buildings - it's old but the renovations are well done inside. There was little privacy because the window led to a back alley and there were people screaming almost every night (and not in a good way...).

Thank you Kent. Our property was beautifully restored as mentioned, and offers a nice, clean and modern accommodation in the heart of London, so the value for money is unbeatable. Rooms facing the front are perfect for guests wanting to enjoy the multicultural vibe of Inverness Terrace, and Bayswater area in general, while rooms at the back are great for guests looking for a more private and quiet time.

We welcome requests from guests with specific location requests, and although they are not guaranteed, we will try our best to accommodate them.

The toaster smoked and set the smoke alarm off. The bathroom socket didn't work, we asked for a technical intervention but there was no improvement. The shower was clogged, it was clean.

Fairly quiet, except for a few noisy clients who were not told to be quieter.
There wasn't any washing-up liquid, sponge or broom to clean the apartment.

Nice staff. There was no city map or subway and bus map at the front desk.

All equipment and facilities are almost brand new, and our commited maintenance team will ensure that all is in good working condition. Having said that, we understand that maintenance faults may occur sometimes, so if that is the case, kindly contact our reception team and they will be delighted to assist you, and ensure that the problem is solved as soon as possible so that you can fully enjoy your stay.

The property is located in the heart of Bayswater, a vibrant area of London, just a few steps away from Hyde Park, and within one minute reach of 2 different tube stations ( Queensway and Bayswater ).

As a courtesy to the rest of guests, we expect all our guests to keep noise levels to a minimum after certain hours so that everyone can enjoy a peaceful night sleep, and an emergency telephone number is available all night to assist you if this is not the case.

Following guest feedback, washing up liquid and a sponge has now been implemented in all our studios.

That's the most tricky place we have ever been, really a trap. Everything is beautifull but with no quality, the bed is terrible and lot?s of cocoroaches visit us every day. The place are noisy becouse the windows can?t block the sound; the staf can?t turn off the heater?s on the hall letting everyone sweat a lot; the switch on the bathroom doesn?t work so you need to shave or dry you hair outside; some person of the staf are really annoing. We have stayed in a lot of hostels much better then this flat.

New York Habitat has been in communication with the owner of the apartment both during and after the guest's stay.
It is understood that there was an issue with the first studio due to noise from neighbouring apartments. The clients were moved immediately but were not happy with the second studio as the glass screen to the shower was damaged. The guests were then moved directly to the best executive studio available at no extra cost.
The heaters in the common area are on a communal system however the apartments have individual heating systems with individual controls.
The owner was surprised about the complaint of cockroaches. No cockroaches have been observed or reported in any of the apartments subsequent to the guests comments.
The manager of the building said he was very disappointed to read this review despite their best efforts to ensure the guest had a comfortable stay. New York Habitat is also sorry. Those trouble where caused by a series of unforseen difficulties that made our client very unhappy in spite of the best intent from everyone involved!

Apartments have been renovated completely in 2010 and most items of furniture are relatively new. We are sorry that the guest did not find the chairs suitably comfortable but pleased to see that the apartment met expectations at all other levels

The location of this apartment is excellent being so close to the Underground (Bayswater & Queensway); and the many restaurants and supermarkets in Queensway make it very convenient and an ideal area to stay in.

The service provided by the personnel is very friendly and prompt. I would recommend this to anyone visiting London.

Overall, we were disappointed with our stay. The apartment was uncomfortable, with a hard, creaking bed and scratchy sheets. We were on the inside of the building, so our only window did not let in much light. Speaking of the window, it was unlocked and very easy to open from the outside--somewhat worrisome.

The listing promised wireless Internet in the apartment--it turned out this was only available in the building lobby, not in the apartment itself. This was quite disappointing and inconvenient. Many travelers, ourselves included, only travel with a smartphone and iPad, neither of which can use the Ethernet jack in the room. There was no offer to reduce the price of the stay due to the lack of this promised amenity.

The walls were thin and the doors required a loud slam to close, creating quite a racket at all hours. Add to this the family with two howling children next door, and it wasn't exactly a peaceful stay.

We were supposed to receive a package during our stay, and left a note with the front desk. However, when package delivery was attempted, the front desk rejected it, claiming that nobody of that name was staying in the building. When we asked them about it, they were quite rude. Very frustrating.

On the bright side, the apartment was decently clean, though the refrigerator emitted a foul stink when opened. The location is quite convenient, around the corner from the Bayswater and Queensway Tube stations.

Our property has been refurbished a couple of years ago, so most facilities and equipment are almost brand new, and as mentioned, our location is exceptional, very close to two tube stations and literally a few metres away from the amazing Hyde Park.

The building offers 122 studio flats, which are divided into 6 different floors with different views depending on the location of the flat. Speficic views are not guaranteed, however we will gladly take location requests and try to accommodate them whenever possible.

The safety of all our guests is one of our top priorities so our main entrance is only accessible with a specific fob key, and all our studios offer windows with a lock on top of them, so guests staying at street level can lock them at anytime if they wish to do so.

Complimentary wireless internet access is provided in our lobby area, while broadband internet access is also available in the rooms ( chargeable ).
This is clearly explained in all our partners websites, and at no time did we advertise complimentary access in our rooms.

Families, couples and single travelers are welcome to our property, however in order to ensure that all guests are able to enjoy their stay with us, we will always kindly ask all our guests to respect the other guests and kept the noise to a minimum, and will not hesitate to take the relevant measures to ensure that this is accomplished.

Regarding Parcel/letter deliveries, our reception team will be more than happy to receive them for you, provided that we are able to confirm that the person receiving the parcel is actually staying with us.

New York Habitat discloses the internet available is through ethernet in each studio and there is WIFI available in the lobby/reception area. We have worked on our description to better disclose this information for guests

Everything went very well for our trip, we made the most of London in the sun! The studio apartment was very good, we were upstairs. However, I think it is not to be recommended in the summer, we were very hot in our studio despite the fan and slept with the window open!

As for the Stansted Express train, it's better to get off at Liverpool Street rather than at Tottenham Hale, it's more direct.

Our rooms have central heating, which can be regulated inside each of our studios. We also offer a "heated towel rack " in the bathroom, which can be switched on or off manually.

We recommend guests make sure that both are switched off to reduce the temperature.

In addition we do have a supply of electric fans, so if any guest feels that their room is too hot, then we will be delighted to provide them with one.

Really beautiful apartment in a very quiet street but next to a very lively street (restaurants, shops...) Hyde Park close by. So the location is excellent.

Host was amazingly trustful as he took no deposit when we checked in.

Lastly, very long time slot for arrivals, which is ideal.

Coming back to London after a long time away I was quite worried about where to start looking for somewhere to stay, but NYHabitat asked us exactly what we wanted, offered up some choices that matched and then sorted everything for us. And the result couldn't have been better.

Just off Hyde Park and only a minute's walk from shops, restaurants, two tube stations (and even an ice-skating rink!) this was perfect. The laundry meant I could finally sort out all the dirty clothes I'd been lugging about without paying a fortune and the central location meant I could discover the city again the way I'd fallen in love with it the first time - on foot.

There's even a great pub just up the street with real pints of real beer! Secure, fitted out with everything we needed and spotlessly clean, this vacation rental was perfect.
