Apartment Rental: 8 months

The apartment was in an excellent location. A few minute walk from two subway stations, as well as a bus stop, supermarket, bank etc, and it takes about 15-20 min to reach downtown.

Unfortunately, there is a club, an Italian restaurant, a Food2Go Store etc in the immediate neighborhood, so it can be noisy at night.

The apartment itself is incredibly comfortable but really very, very small (actually only usable alone, for two it's already too tight). The living room is well thought out with many mirrors to make it look bigger. Unfortunately, the windows are not insulated so it can get quite cold at night in the bedroom.

The appliances are in perfect condition (the stove and oven is certainly already quite old and shows quite a few signs of wear), however the bathroom leaves something to be desired. Immediately upon our arrival, the mold in the shower needed to be cleaned off, the toilet flush had to be fixed twice, the floor renewed since it's started to get loose etc.

The owner is very very helpful but rarely seen since he commutes between Paris and London several times a week. That's why he prefers to pick a colleague/ friend who acts as a sort of "apartment manager", but he works full time so it's difficult to set appointments.

Thank you. The most pertinent comment I'd say to any prospective booker is that this flat represents SUPERB value for money. Compared to other short let 1 bedroom flats in the City (and I mean genuinely within the Square Mile), it is often £2,000 per calendar month LESS than them. I'd say 30 square meters total surface area for 2 people is a reasonable size; bigger flats are obviously available but they will cost more money so in the end it's a client's budget which is likely to dictate their choice.

Certainly, there can be noise either early morning or late at night but this is in the heart of one of the world's busiest capital's so that's to be expected. On the plus side, so many things are on your doorstep including 24/7 shopping and, for most people, a short walk to work. There are 2 state of the art electric water heaters, one for the domestic supply, one for the central heating system and there is a radiator in each room (4) and the corridor (1).

Like most landlords, we have no choice but to employ contractors, since we have no skills as plumbers, electricians, etc. Emergencies apart, like anyone we have to fit in with their timetable. Our response to maintenance issues is always asap but sometimes it can take a couple of days for someone to be able to come over.

We do also have a rolling program of non urgent maintenance, so this year we have already spent over £3,000 on two replacement sash windows and will continue to work our way round the building though our budget means we can only do a certain amount each year.

The hot plates of the stove are indeed old but still working. We recently got a new microwave which incorporates an oven. The mold in the bathroom was simply the seal. Whenever someone mentions it we re-seal which we did in this case. The flush was working when they arrived but something went wrong (twice as they say) and eventually our contractor repaired the problem.

They didn't mention any problem with the floor during their stay.
