At a few meters from the Seine River this modern apartment is only within a few minutes walking distance from the majestic Eiffel Tower built on the Champs Mars just in front of the Trocadero gardens, bordering the Seine River. Right in the middle of the river, next to the Grenelle Bridge, is placed the replica of the Statue of the Liberty. In the whole neighborhood there are many options concerning fashion shops, varied restaurants, cafes, supermarkets, and other services such as sport clubs and cinemas. The apartment is also one block away from the 'Ecole Active Bilingue Jeannine Manuel EABJM" on Rue du Théâtre.

This 100m2 apartment is located on the ground floor of a building finished in 2001. As a consequence the entire building is very modern and well protected. At the main entrance gate is a security system and to enter the building is a videophone system. The apartment is southwest exposed; all the windows have electric shutters. Two other nice aspects regarding this apartment are not only the two terraces (25m2 on the whole) where you will find garden tables and chairs, but also the private park inside the building itself. The apartment offers also a car parking and a cellar.

The apartment has a brand new parquet floor throughout, carpet floor in the bedrooms, and tiled floor in the kitchen, bathroom and separate toilet. On the right side of the corridor hall where you will find large built-in closets with sliding doors, is the 27m2 living and dining room area with its large bay window with white under curtains and dark black-out drapes viewing the largest terrace. This room is decorated with two leather sofa beds (140cm each) with a coffee table. There is also a modern dining table with its four matching chairs facing another piece of furniture where you will find a 42 inches flat screen TV set, cable (international), DVD & VCR, a stereo and a phone.

A DSL internet connection is available.

The largest 17m2 bedroom has a bay window with beige under curtains viewing the garden. It is furnished with a queen bed (160cm wide), two beside tables with small lamp, a TV and a built-in closet with sliding doors. The other 12m2 bedroom has a bay window with beige under curtains viewing one of the two terraces. It is also fitted with a wall-in built closet with a mirror on the sliding doors and has three single (90cm) beds, a TV and a wooden coffee table with drawers.

The separate eat-in kitchen has a bay window with white under curtains facing the smallest terrace and garden. It is very modern and nicely equipped with on one side a stainless sink, an electric oven, and four vitro-ceramic burners with an extractor, a fridge and freezer, a microwave. On the other side is a table with stools for four persons and a wooden piece of furniture with a coffee maker and toaster. All the necessary utensils are placed in the various cupboards.

The bathroom is tiled and has a tub in marble with a handhold showerhead and a washbasin surmounted by a mirror with small halogen lamps. Toilet is tiled and separate.

A washing machine and a dryer are available.

A portable air conditioning and a laptop are available.

The nearest metro stations are Charles Michels (line 10), Dupleix (line 6) and Bir Hakheim (line 6). There are also bus several lines.

Our experience with the apartment rue Emeriau [in Paris] was superb. It is in excellent condition and very well furnished. In the one case of an equipment problem (washing machine), the landlords were very responsive and helpful. Minor issues: Ants appeared a couple of times, but were easily dealt with with spray. In the summer, the people next door smoke on the patio and the smoke is noticeable in the apartment.
Can't think of anything else. We recommend it highly (and would happily do so to any prospective tenants).
