Unfortunately, our stay in this unit was less than ideal. First, the landlord frequently created an adversarial relationship where they verbally accosted us for requesting adequate notice of entry, illegally prohibited our immediate family members from staying in the unit, blamed us for pests that appeared in another tenant's unit, and was generally condescending, judgmental, and abrasive. Additionally, on one occasion, the landlord talked in the third person praying for patience in communicating with the tenant while having a conversation with said tenant.

Further, the landlord accused us of failing to pay rent because they failed to review their bank statements properly. Further, the landlord's bank repeatedly rejected electronic payments indicating the wrong account number was used, despite it being the one the landlord provided. Overall, the landlord generally seemed incompetent in managing documents and financial records, as it was not until we pointed out the payments on their account that the landlord recognized their error.

Regarding the unit, it was not an ideal location for students to reside. One neighbor owns dogs that they leave outside that bark in violation of noise ordinances very frequently. This issue is compounded by the fact that all windows seem to be poorly insulated, as you can hear conversations that occur a block away and rain leaks in.

The unit also was poorly furnished for culinary students, lacking many tools commonly required, including mixing bowls, pans, non-rusty/bent/dull knives, measuring utensils, etc. despite the landlord's repeatedly representations that the apartment was fully furnished for such students. Additionally, the landlord repeatedly refused to provide a list of included furnishings and items, violating the lease.

Further regarding furnishings, the landlord provided a single lightbulb for every fixture and only provided extremely slow internet that could not reliably be used. The unit was also infested with pests that the landlord failed to do anything other than blaming tenants, violating her duties as a landlord. Additionally, the landlord repeatedly violated the NYC heat laws, failing to keep the unit sufficiently warm.

Overall, I would caution anyone against ever living in this unit, as the warranty of habitability, other tenant laws, and lease provisions seemed to be violated at times. This unit and landlord made our stay next to miserable.

Kaitlin, thank you for sharing your review, despite all the issues you raised in it. I would like to give a reply in a way that is as factual as possible.
The lease you signed allowed you and Mathew to reside in my apartment from August 1, 2021 to May 31, 2022.
1- Item number 2 on the lease states 2 occupants. You invited and sub-let the apartment to sister, father and girlfriends due to the additional spaces that were available and unoccupied.
2- Adequate notice of entry was made in response to your complaints of scratching noise of a squirrel in the roof air leaking in the bathroom through the skylight. Also, during the rainy Fall season, September 2021. There was an impending storm and a small leak occurred inside the window sill. You used my white bath towel to absorb about a pint or less of water to place in the window sill. An appointment was made with you, in a timely manner. The Roofer was called and the vent was closed. Problem solved. On September 21, 2021 I sent you a text requesting an appointment to address the issues you brought to my attention. The text reads, "What time may I Get an appointment from you to meet with the roof contractor?" You inquired if I had to come into the apartment to fix the roof. I replied asking if there were any reasons why you did not want me in. You stated that the lease requires a 24-hour notice. This was when the adversarial relationships started.
3- However, in even in spite of these developments, I tried to offset the tension by offering fruits for Halloween and Christmas gifts. You replied that it was much appreciated.
4- Garbage had piled up inside the apartment until the bag was full and overflowing before it was emptied. I am the one who puts out the garbage from the outside bins downstairs to the street for the sanitation department's truck. I observed only 13 gallons of plastic filled with garbage on pick up days, not smaller use of plastic bags (3-8gallons) as evidenced of daily disposal as requested in the house rules. For the above reasons and others, I offered my paid service of the house keeper, Ms. A. to visit the apartment periodically to do some major cleaning. I know if garbage is kept too long in a New York apartment, it will attract insects and vermin. You were long term guests.
5- On October 27, 2021, as evidenced in text messages, I invited you to read the thermometer and text me the room temperature. Additionally, I posted the NYC HPD Heat Requirements.
6- The atmosphere became tensed when I observed that the rent was not being posted to my bank account. He mentioned that he will be going back to his out of state bank state because there was problem with his account.
7- With regard to the location not being ideal, I was surprised it took 10 months for you to realize it.
8- You were informed about the potential of noise from a neighbor's barking dog, when disturbed, and at the time you responded that you owned and loved dogs.
9- There were sufficient light bulbs in each room with ceiling lights coupled with lamps.
10- Overall, you caution everyone not to live in this apartment because of warranty of habitability is violated. The lease provisions were never violated or why stay 10 months if you feeling so violated and made to feel miserable.
Summary
Based on my past experiences of hosting guests in that apartment, located in Brooklyn New York over the past 6 years, this review of me cannot be right when 53 others from another platform rated me the title as a SUPERHOST, which is given to experienced highly rated hosts who are committed to providing a great stay from their guests.
I am truly sorry you feel so bitter about your rental experience.
